Property Owners Association
Graythorne Property Owners Association (POA) is a community-driven organization designed by the developers to protect the interests of each and every property owner.
The purpose of the POA is to promote the desired character of Graythorne in order to preserve the value of your investment. The POA fulfills this purpose by providing for care and maintenance of common areas such as roads, water features, and entrance structures while upholding the covenants and restrictions that have been designed to promote community development of the upmost quality.
The affairs of the POA are governed by a Board of Directors. The developers will serve as the initial Board of Directors until 2/3 of the lots in Graythorne have sold, at which time members of the POA will serve on the Board. The developers will appoint the first member-controlled Board of Directors, and all subsequent Directors will be duly elected by the members of the POA.
Each property owner in Graythorne becomes a member of the POA by taking ownership of their lot. POA membership comes with certain privileges, rights, and responsibilities. Membership in the POA allows all owners to be heard through direct vote on some matters and by electing Directors to represent their wishes on decisions made by the Board. Membership means that every owner participates in determining what the community values and how funds are distributed accordingly.
The benefits of POA membership are made possible by member responsibilities. Members are expected to abide by the Covenants and Restrictions that govern the POA. Additionally, members are required to contribute quarterly dues to cover expenses incurred by POA.
A budget covering projected expenses will be prepared annually and defrayed equally among members. Each member’s annual contribution shall be split into four equal installments and paid at the start of each fiscal quarter.
Dues will vary from year to year as determined by the Board in order to cover costs associated with both necessary and elective expenses. Current POA dues are $370 per quarter.
